The other thng that bothers me is the QUALITY of the building. How many years will it last? 10 or 20???? Or a lifetime? Not 110 like the house I live in in England! One house I lived in in York was built in 1743 and is still going strong! |

it wont cost the same as ur house in england.... lol and it will depend on how you keep it.. you have to think about it, all the blocks r made by hand no jewsons , MKM or BNQ here |

gambiabev, I think you are right yu just have to go for it. I have to take into account soil ,weather etc. If it last me 25 years I will be happy. The land I was offered was 450,000 dls, this was in feb this year. I think it was a bit of a try on. |

hi jambo and gambiabev, gunjur seem to be very popular here....my place is on walking distance from foot step...the eco logde in Gunjur. Gunjur is nice and quite, no electricity, no bumsters...they are all gone to bakau hope they will stay there too. please e-mail me both of you so we can talk more sarma113@yahoo.se |

You will have to design for how long the building will last. I suggest you have a licensed civil engineer who specializes in residential structures in UK design the foundation for you once you know what kind of building materials you want to use and how high. Let the engineer assume worst case (expansive clay soil) unless you know the soil conditions or you can have a geotechnical engineer study the site for you. Most buildings that fail (crack) in Gambia do so because of differential settlement.
I would also design for maximum wind speed and direction. The people at Hydromet should be able to give you the prevalent wind directions, however, it may not be easy getting maximum wind speeds because the last time I checked, wind speeds have not been mapped. If you cannot find wind speeds, the engineer should be able to estimate some numbers.
I am a civil engineer. I built a house in Bakau and I expect it to last a long time because I designed and directed the construction myself.

There is an advert of land for sale at Brufut at the observer online today.
I am not doing it now. I will still visit Gambia once or twice a year, but I dont want land there.Or rather I dont want the stress conected to it. |
