Yes it's true that to buy a land without document, is big rick, you much have good papers for it, and that £20.000 is too much for me.

If anyone wanted a land in Brufu, just after Ghana town, 30x30 for D175.000, NO DISCOUNT, good papers everything correct. contact me. Lemont time u see what my lots of land do for me.

Land value, is all to do with location, the plots at Bijilo, for me have everything! All very close, the Highway, the tourist area, and the beach, nice!!

Building a house on the (lands) is another EXPENSIVE story as i said before,unless we start building MUDDY houses again.

what´s wrong with mud houses? they are cooler inside. of course there is more work to do with it after the raining season butI will go for it in Gunjur within few years...or I might need to start with a second hand tentbut I still will go for it!

1.What are the plot sizes and prices?
2.What is the water situation?
3. What is the electricity situation?

How much do you estimate the costs to be to build a house on a plot?

the land is so close to Senegambia area, so mains water/electricity is available. Plot sizes vary slightly, but around 35x40, and price depending on things like, land cleared and fenced, borehole in place etc.. £18 to £20,000. Depending on size of house £20 to £25,000 to build. are you going to be my neigbour?

I would really love to be your neighbour. It sounds wonderful. But I would need to win the lottery to be able to afford that!
Is there any discount for people that love Gambia and dont want to do it for profit, just to live through the english winter?

these are crazy prices for gambia and non-gambians who want to have summer home have much better options. OK spain, cyprius are expensive but with $20,000 you can get much bigger and close to beach in southern italy, greek islands or southern turkey. Why is it so expensive?

diaspora! Too many Chiefs and Very Few Indians.

Halifa Salah: PDOIS is however realistic. It is fully aware that the Gambian voters are yet to reach a level of political consciousness that they rely on to vote on the basis of Principles, policies and programmes and practices.

I am here because my wife is gambian, my daughter is half gambian and i have relatives in gambia. However, if that was not the case, if I was seeking a summer home, I would not buy a land in senegambia with this prices. I would rather buy a land gambian country side or smllar town like tanji for 'gambian experience' or as I mentioned with these prices one can easily get home places like greek islands or souther italy.

Good morning Turk, So you can get a 3 bedroom house on 1,400 sq. metres, close to the beach and main highway, with all facilities for around £40,000 in Southern Italy? I have spent the last 15 years, in Gambia working/holidaying, and did not realise? thanks.

Turk, I think you partly miss the point. Most people want Gambia for a WINTER home. The options fairly close to Europe with good direct flight and reliable weather are failry limited. Most people go for Canary Islands or Florida. BOTH are much more expensive than Gambia.

Gambian prices are rising very rapidly in the tourist areas. This is simple economics of supply and demand. Most tourists want a reliable water and electricity supply. They want certain ownership of land. All of this in quite rare in Gambia.

Personally I would prefer to have a place around gunjur, I love footsteps ecolodge. IF I could ever afford to buy land and build a house I would do it on an ecological model and I would live there in the winter.

I can dream......

Sorry, I did not understand what you are saying. You spent last 15 years in Gambia working/holidaying did not realise what? If you have connection, family, work in Gambia, sure it make sense. I specifically said "non-gambians who want to have summer home".

Anyway, there are plenty of places you can have in Turkey, southern italy, tunisia, senegal. The point is the prices the land in senegambia is extremely expensive for the value.

You are absolutely right but come on senegambia does not have much to offer for that prices. I agree on ecolodge idea though. That is what I will do too. And may I add, dreams come true.

It is expensive because of the tobabs and us 2, it's not cheap but we buying them, what suprice me is that gambia uses dalasi, but lands are costing in european and US currencies. Sorry for my poor people.
